Here's a practical, room-by-room and surface-by-surface checklist for GTA homeowners to work through every spring. Some of it is DIY. Some of it is worth calling a professional for. We'll tell you which is which.
Exterior Surfaces
Driveway and interlock
Winter road salt is corrosive and leaves white efflorescence deposits on concrete and interlock. Weeds begin pushing through joints as soon as temperatures rise. Spring is the ideal time to pressure wash your driveway — before the weeds fully establish and before you seal. If your interlock joints have eroded significantly, re-sanding should be part of the process.

- Inspect for cracks, heaving, or settled pavers caused by frost
- Remove weeds from joints before they take hold
- Pressure wash to remove salt, algae, and winter grime
- Re-sand joints with polymeric sand if needed
- Consider sealing after washing if not done in the last 2–3 years
Walkways, steps, and patios
Same principles as the driveway — salt damage, efflorescence, algae growth, and frost heaving. Flagstone steps and concrete patios are especially prone to cracking after a harsh winter. Address any structural issues before they worsen.
Deck and fencing
Wood decks absorb moisture all winter and can develop mould, mildew, and grey weathering by spring. Before staining or sealing, a thorough pressure wash removes all organic buildup and opens the wood fibres for better product absorption. Check for loose boards, popped fasteners, and rot — especially at post bases and ledger board connections.

- Inspect for rot, soft spots, and structural issues
- Check and tighten all fasteners and railings
- Pressure wash thoroughly before any staining or sealing
- Allow to dry completely (minimum 48 hrs) before applying stain or sealer
- Inspect fence posts for frost heaving or rot at ground level
Roof and Gutters
Roof inspection
Look for missing or lifted shingles, damaged flashing around chimneys and vents, and dark streaks indicating algae growth. Algae and moss on shingles are more than cosmetic — they trap moisture and accelerate shingle deterioration. Spring is the right time to address this with a soft-wash roof cleaning before the growth spreads.
Gutters and downspouts
Gutters fill with debris over winter. Blocked gutters overflow against the foundation, which is one of the leading causes of basement water infiltration in GTA homes. Clear gutters and downspouts completely, and ensure downspouts discharge at least 1.5–2 metres away from the foundation.

- Check all flashing for lifting or gaps
- Look for dark streaks or moss growth on shingles

Foundation and Exterior Walls
Walk the full perimeter of your home and look for new cracks in the foundation — especially horizontal cracks, which can indicate lateral soil pressure. Check where the grading meets the foundation; soil should slope away from the house, not toward it. Water pooling against the foundation is a serious issue that compounds every year.
On brick and stucco, look for efflorescence (white mineral deposits), spalling, and gaps in mortar joints. These are entry points for water and should be addressed before the next freeze cycle.

House Exterior / Siding
A spring house wash removes the grime, mould, and mildew that accumulates over winter. This is especially important on north-facing walls, which receive less sunlight and stay damp longer. Vinyl, brick, stucco, and wood siding all benefit from an annual wash — it protects the surface and prevents long-term staining.
GTA tip: Spring is the busiest season for exterior cleaning — pressure washing crews book up fast in April and May. If you want your driveway washed, deck restored, or house washed before summer, book in March or early April to get your preferred slot.
