Deck pricing in the GTA is one of those topics where quotes for the same job can vary by thousands of dollars — and homeowners often don't know what's driving the difference. Some of it is materials, some is labour, and some is whether the contractor is cutting corners on things you won't see until the deck starts moving in a few years.

Here's a transparent breakdown of what a new deck actually costs in the GTA in 2026, what's included in a legitimate quote, and where the money goes.

What a New Deck Costs in the GTA

Deck pricing is typically quoted per square foot of finished deck surface, including materials and labour. The ranges below are for properly built decks — pressure-treated framing, concrete footings to the frost line, and a complete railing system.

Ground-Level Decks (0–2 ft off grade)

A typical 200–300 sq ft ground-level deck runs $6,000–$15,000 depending on material and complexity.

Elevated Decks (2+ ft off grade)

Elevated decks require more substantial framing, larger posts, and a full railing system on all open sides — all of which add cost. A 300 sq ft elevated deck typically runs $12,000–$20,000.

Stairs

Deck stairs are priced separately — typically $150–$300 per step including the stringer, tread, and railing. A standard 4-step stair assembly runs $800–$1,500.

Railings

Railing systems add $80–$200 per linear foot depending on the system. Wood posts with black aluminum balusters (the most popular combination in the GTA right now) typically run $100–$140 per linear foot installed.

What Drives the Price Difference

Footing depth

In the GTA, deck footings must extend below the frost line — a minimum of 4 feet deep. Footings that are too shallow heave with every freeze-thaw cycle, causing the deck to move and eventually become structurally unsafe. This is the most common shortcut taken by lower-cost contractors. Ask specifically: "How deep are the footings?" and confirm it's in the quote.

Framing lumber grade and spacing

Joist spacing of 12" on centre is standard for a solid feel underfoot. Some contractors use 16" spacing to save lumber cost — the deck feels springier and boards are more prone to cupping over time. Beam sizing and post dimensions also matter for elevated decks. A properly engineered elevated deck uses significantly more lumber than a minimum-spec build.

Decking material

Pressure-treated lumber is the most affordable but requires staining within the first season and regular maintenance. Cedar looks and feels better, has natural rot resistance, and takes stain beautifully — it's our most commonly requested material. Composite is the lowest-maintenance option long-term but has the highest upfront cost and a very different look and feel from natural wood.

Railing system

The railing is often where the most visible quality difference shows up between quotes. Wood-only railings look dated quickly. Glass panels are premium-cost. The most popular system we install is wood posts with black aluminum balusters — clean, modern, durable, and mid-range on cost.

What Should Be in Every Deck Quote

Permits: In most GTA municipalities, a deck over 24 inches off grade or over a certain square footage requires a building permit. This adds cost ($300–$800 typically) but also means inspections that confirm your footings and framing meet code. Some contractors build without permits to keep quotes low — this creates problems when you sell the home.

Does a New Deck Add Value?

A well-built deck consistently ranks among the highest-ROI exterior improvements for GTA homes. In a market where outdoor living space is prized, a properly built deck with a quality railing system adds meaningful value at resale — and you get to enjoy it in the meantime.
